A Boom Town, Twice

Holly Ridge sits where US 17 meets NC 50 and is often called the gateway to Topsail Island. It has boomed before. In 1940 it had 28 residents; then the Army built Camp Davis, a major coast artillery training center, and by 1943 the town had about 1,000 people. Part of that land is now the Camp Davis Industrial Park.

The second boom is happening now. The town grew from 1,268 residents in 2010 to 4,171 in 2020, more than tripling, and new subdivisions and new construction keep coming.

Gutters on New Construction

Newer homes bring their own gutter issues:

Partial or missing gutters. Some new homes only have gutters over the front entry or not at all. Roof water then falls straight onto beds, walkways and the ground next to the foundation. Adding a complete system of seamless gutters matched to your trim is one of the most common projects on newer homes.

Short downspouts. Builder downspouts often stop at an elbow right next to the house. On new lots where soil around the foundation is still settling, that water can pool, wash out mulch and cut channels through fresh sod. Extensions or buried drain lines fix it. See downspouts and drainage.

Undersized systems. Big two-story roofs can shed more water than basic gutters handle in a coastal downpour. Ask whether 6-inch gutters or larger downspouts make sense for your roof. See gutter installation.

HOA rules. Many newer neighborhoods have HOA guidelines on exterior colors and materials. Check yours before choosing a gutter color.

Near the Coast

Holly Ridge is inland of Topsail Island, but close enough that tropical storms, wind and salt air are part of life. Hurricane season runs June 1 through November 30, and the area averages roughly 56 to 59 inches of rain a year (NOAA 1991–2020 normals). Solid hangers, aluminum gutters and properly placed downspouts are worth asking about. On lots with pines along the edges, gutter guards are easiest to add while the gutters are going up.

Holly Ridge Gutter FAQ

My new home only has gutters in front. Can I add the rest?

Yes. A pro can extend the system around the house, and it's often a good time to add larger downspouts and extensions too.

Will adding gutters affect my builder warranty?

Check your builder warranty paperwork, and ask the builder if you're unsure, before any work is done on the roof edge or fascia.

Should I wait for my yard to settle before adding gutters?

There's no need to wait. Gutters and downspout extensions help protect a new yard while it settles.

Are Surf City and Topsail Island covered?

Coverage depends on the contractor. Include your address in the form to check.
